boring farm business...



we got the official word on the farm's mortgage payment and after an hour of me fanning myself, saying this is a bad idea, and blaming mister for everything, i collected myself and realized that while the payment is WAY high, it's WAY high right now


once this house sells, my plan is to put aside close to 25% of new place's loan and then in six months, we can refinance since the credit union we're using offers really NICE refi options. 


then we move into best laid plans...


my goal is to have the farm paid off in 10 years. REALISTICALLY....it's possible. maybe not probable, but possible. again, it's about having the land work for us and with leasing part of the 80 acres for hay at close to $750 an acre per year and selling dead fall trees for firewood at $80 a cord (lots of 80s!) AND doing the glamping airbnb for $150-$200 a night the first year (we should get close to 60 nights rented out according to market research and studies....read: we asked people out there what the airbnb market was like and checked other local rentals). 


my fuzzy math puts that at close to 30K a year. 


if we can realize 15K, i'll be thrilled. 


 honestly, the first year will be in the negative income, because we have to spend on:


* a compost toilet for glamping


* building an outdoor shower for glamping


* a tractor =D =D =D


* a wood splitter of epic proportions (or not so epic)


* a utv 


* greenhouse/gardening stuff


* a snow blower


we're planning on setting up an LLC so all the business stuff will under one umbrella. i wonder if i can get farm subsidies? 


so even with the drama yesterday, i am excited about this "gidget goes midwestern" adventure. :) i just want to get through the next few months so i can spend an additional few months decompressing. sheesh.

Depending on the size of the tractor you get-I mean, you might get a riding lawn mower also. And if you do that, you can get a snow blade for the riding mower, or the tractor (I guess). I suppose a snow blower might be handy too...dunno.


You really have a plan...wow! I hope it all goes as you hope. It's fun/nice to watch you realize your dream. You're doing it! well...you've definitely set the wheels in motion-very exciting stuff!
